As a Realtor and Probate expert in Orange County, I have the opportunity to help families going through a difficult time.

The most common properties I sell for my probate clients are:

1. Beautiful, furnished vacation homes

2. Homes that the family lived in for years, sometimes they are the original owners of the home. 

Due to illness, age, money issues and/or health, the homeowner was not able or capable to keep up with maintenance or repairs in the home. These homes tend to be in desperate need of repairs and updates. 

During this difficult time, many of the families are also experiencing financial constraints of the estate. OFF MARKET LISTINGS

When I first started, I was listing all of the homes for sale as retail, which is a term we use as the open market, MLS, etc. With the real estate inventory tight and the growing market of real estate investing the activity, bidding wars and unrealistic Buyers, caused more work and in turn less money for the families in need of the money quickly.

Listing homes off the market was a bit of a rarity in the past. But it has recently gained traction with probate real estate sales and homeowners, making these listings part of a secondary market, especially with the increasing demand. 

Many Buyers are looking for investment property, whether it is homes to buy and flip for a profit or rental properties. An off-market listing in a great neighborhood, listed at a price significantly below market value is a great way to accomplish their goals.

·        Off-market listings are properties that are for sale, but are not listed on the multiple listing service

·        Off-market listings are exclusive, prestigious listings that a Realtor or Investor keeps in his or her pocket.

·        Many of these properties are offered for sale at a price as low as 50% less than current value, allowing the Buyer to update and repair the home, then sell for a lucrative profit. Buyers also buy these properties to add to their rental portfolio and experience cash flow immediately.
